The U.S. Dept. of Housing & Urban Development (HUD) sells homes or residential properties that they have become owners of because of foreclosure action on an FHA insured property.  Almost anyone can buy a HUD home if they have the cash or can qualify for a loan (subject to certain conditions).

HUD Homes are sold by an electronic bid process. There is a priority period for buyers that are going to occupy the home as a primary residence. After the owner occuiped priority period is over then the usold homes are available to all buyers and investors.

We are registered with HUD to submit offers and purchase contracts on your behalf.  HUD will also pay our commission.

There are special programs through the "Good Neighbor Next Door" sales programs in certain designated areas that offer discounted sale prices to law enforcement officers, teachers, firefighters, emergency medical technicians, nonprofits and local governments.

Do You Claim to be the Top Real Estate Agent – Are You Sure?

Just who is the number one or top real estate agent?  How do you become the number one real estate agent in your market?  How can you become the top agent on the Internet?   Is it by selling the most homes?  Having the most listings?  Does the top agent have more clients than any other agent?  Does the number one real estate agent read ActiveRain?  How many number one or top real estate agents are on ActiveRain?  Are there any bottom real estate agents on ActiveRain?  What happens if we are not really the top real estate agent?

I did a Google search for the top real estate agent and got 765,000,000 results.  That's about 764 million more that we have REALTORS® in the US.  Since Google included results for the individual words (top, real, estate, and agent) and other combinations of those words, I added quotes to the phrase.   The search for "top real estate agent" came in with 108,000 sites that have that exact phrase.  Does that mean that one out of every ten agents think that they are the top real estate agent?

Maybe I could do better by trying for the title of Number One Real Estate Agent.  The number one real agent has a good sound to it.  I wonder how many number one real estate agents are out there on the web?  Search results for the term came in around 129,000,000 and using the quotation marks only 1,850.  There is less competition for "number one real estate agent" over the term "top real estate agent".   There seems to be a large number of agent sites that think they are either the top or number one real estate agent.

What about #2?  How much competition would I have as the #2 or #3 real estate agent?  Search results for "number two real estate agent" showed only four sites with the term.  There were no sites with the term "number three real estate agent".

Where am I going with all of this?  Well, what does a prospect think when they see so many making the same claims?  Do they see these claims as boasts or deceptions?

The Internet is about SEO and search terms that prospects would use to search us out.  How many prospects do you think actually start searching for homes by typing in "top real estate agent"?  This can be a very good lesson about how SEO works.  Yes, we want to be our client's number one real  estate agent, but for them to find us on the Internet, we need to have a site contains original content and a good MLS or IDX search to help them find the home they are looking for.

By the way, after the Google bot passes through this post, I just might be on a top page for "number one or top real estate agent" search results!

Loan Modifications and Foreclosure Rescue

It has been amazing to see how many mortgage loan modifications companies have come onto the scene in the past year or so.  I received a call from a homeowner asking for advice, after she had hired a loan modification company to help her after she had fallen behind in her payments.  I listened to her hardship details and how the company had negotiated a deal that was impossible for her to complete.  When she complained about the terms, she was told that her home was going into foreclosure and the sheriff would be there soon to evict her.  I suggested that she should seek legal counsel and referred her to the U.S. Department of Housing and Urban Development (HUD) approved counseling agencies.

Home owners need to be careful when seeking help.  Phony schemes for foreclosure prevention and mortgage rescue are becoming a problem in Arizona.  Home owners that fall for these schemes can end up losing equity and their homes.
